This is the biggest area where a house will lose/gain heat/cold pending the season and make your hvac system work harder.

A warm referral is worth 10 times a cold call. 

They will take a list, get phone #s, and make cold calls.

The exact same month and year is specified.Heck, a landlord cold schedule rent hikes 10 years in advance, specifying the year and month, and continue to offer literally the exact same lease under the exact same terms.

Hey Crystal Wilson I know the property you're talking about (a client of mine had it under contract briefly before getting cold feet).

Well I severely detest the cold, so as you can imagine, I am loving it!

(generally they may have glanced at it, but tossed it, but surprisingly remember seeing it) but its a great lead into a conversation rather than a traditional cold call.

Recently moved back to the area and looking to get my license again, but this time I would rather find a company that allows me freedom to set my own commission rates on listings, no mandatory office duty hours, no mandatory cold-call sessions, etc., and either has a set fee per transaction, small percentage per transaction, or has a cap on annual charges for commission splits.  

There are some good opportunities but as previously stated you need to know the area cold.

I am hesitant in just cold calling people because I don't know their work history or speed.
