@Julie Groth reach out to your state's MHCA (manufactured housing community association) and I think you will find the person sharing that rumor with you was just not clear on what they were referring to.  

I am also a junior in college, working toward a business finance degree, so if anyone knew of any online courses that are legit, that would be helpful aswell!

I was not going to buy this property as it is in a terrible area of town and costs associated with the tenant pool would be very high in my estimates.

So you might want to consider getting connected with some of your Real Estate Investing Association (REIA's) if you aren't already. 

Does anyone have access to the 2020 Residential Lease provided by the Chicago Association of Realtors?
