I was thinking it would be simpler to have the part time worker always just come once per week to handle any tasks, so lock outs have to wait to get unlocked but wouldn’t want to make move ins wait if they paid up.

You can tell your browser to trust Bigger Pockets and allow pop ups there only, but that would probably be easiest as a task for your granddaughter as all browsers vary and I get frustrated trying to change settings myself.

Obtaining a permit can be such a onerous task, we even hire an expeditor to coordinate.

The plumber advised me that if I pull permits for the repipe, it could open a can of worms because they'll want anti-scald valves, etc. that I don't really need.

If you are just the money guy and the partner does all the other tasks, then you can do the above advice OR simply be a lender and do a deed of trust and note against the property as the lender for your protection.

Then target markets that have those types of returns.If you are giving your local PM management duties, then is there a reason to keep the tasks of marketing, payment, and repairs instead of allowing your PM to handle those? 

Many investors view the bookkeeping as a tedious extra task that gets in the way of them analyzing new deals or managing their current ones which certainly can be the case.

On the buy side, I seek out real estate agents that will listen to my specific requirements and then stay laser-focused on the assigned task.

As far as systems go I'm learning more about landing off-market deals with buyers.What I'm afraid of is when the downturn gets worse the government will once again pause evictions and/or will implement some bonehead anti-business agenda that unfairly harms landlords.
