Look at migration rate, employment diversity, industry diversity, employment rate, and plans for the city to improve any infrastructure or amenities (call the local governing offices and they will be happy to tell you what's been passed by the city board).

Say you invested all of your $1M into a deal and something went horribly wrong, like COVID-19 and the government mandated that you couldn't charge your tenants rent.

Technically, these reserves are not life of the loan, unless you feel there will be government "lifestyle" restrictions for the long haul. 

If the tenant is now agreeing to begin paying rent again in July- can we ask them to agree to maintain that agreement regardless of governed allowances🤔

There is no better gimme from the government than this.

Some how, the government is gonna know.

In fact, as part of the government stimulus package, the SBA will make 6 months of P&I payments on any 7a loan closed prior to the end of September 2020.
