My original plan was to purchase a house hack here, get situated, then start purchasing rental properties both here, and throughout Detroit Metro (this is home for me and I travel there many times every year).

Boston is a desirable travel destination, maybe you can factor in AirBNB for your multifamily and see if that makes the numbers work. 

It could also be in central FL or South GA to save you on travel.

The power company and heating fuel providers will give you the historical usage if you tell them that you are trying to determine costs to purchase the property.
