I know that could kick them out and raise the rent to 750/700 while just doing minimal clean up and do very well for cash flow and cash on cash which is all I care about. 

Currently looking for CARPENTERS, ELECTRICIANS, PLUMBERS, ROOFERS, DEMOLITION MEN, WROUGHT IRON WELDERS, TUCK POINTING / SIDING, PAINTERS, GRANITE, CONCRETE, IN GROUND POOL PERSON, CLEANING/DETAILING PERSON, ROOFERS (regular and wood) and possibly some others I'm missing.  

Set house rules, no smoking inside, kitchen cabinet space designated per room.I have a house 6 guys living there by the room. works out, they have a chore chart sheet like who takes trash down, who cleans bathroom week 1, weekly clean up of main areas on Sunday week 1 and they switch off weeks.. yup faces change but not to much of grief factor. they seem to realize that they all are saving some bucks with this arrangement.  

and I got title insurance... title came back clean mortgage somehow was reconveyed  ( that's what we call mortgage satisfactions  ) we call them Reconveyance deeds.. so that was a first for me..

Colorado is a non judicial and your pre-foreclouses have gotten cleaned up.

I'm very comfortable with booking and advertising on my own but not so with the cleanings in between.

Even if I buy it at the current loan amount, I would just pay the taxes up myself, foreclose, and have a clean title. 

Rolled up my sleeves and totally renovated 1 unit at a time and rented them out as nice clean all new inside apartments.

Some sort of routine inspection service would be pertinent.

These units need some paint, some carpet cleaning, and the top boards of their decks replaced.
