Got a call from a seller and here's the info: SFH that he described in good condition, needing updating on the finished basement and the bathroom as well as a new roof probably (mainly b/c it's old, not b/c it's leaking).

some things ive learned over the yrs from sec 8...all sec 8 departments are not run the same...in mass. where i live they vary from city to city, some are better to deal w/ than others and the only way to know is to network w/ other LL's...sec. 8 in my market tends to pay more than a regular renter (maybe approx 20% more) ...also section 8 tenants tend to stay longer...the re inspections are usually no big deal if you keep your properties up as they should

The scores it provided were dead on with the credit scores shown to me by the loan officer.The only problem I have with identityguard is that it updates your credit score only every 30 days, but then again, it cost less than $10 a month to use.Does anyone have another service they use which offers weekly or better credit scoring updates?

I also told her what I think my exit strategy would be and she sent me properties that would be candidates.I gotta believe that there are some really good deals in the lists that she sends, again for 3 states and is updated daily.
