If you give them a chance to pay on their promise date and they were being truthful, you will have avoided a lot of time and cost associated with filing the eviction and then cleaning/fixing up the unit, marketing, and not to mention vacancy.

I can’t count how many deals I’ve gotten where the original buyer asked for something like carpet cleaning or driveway oil stain removal on a house. 

You will lose rent, you will probably incur additional charges for the eviction, and you'll likely incur losses due to cleaning and repairs.

Hi @Deep Johal - I'm tracking both east and west Round Rock on a regular basis.

I'd include a copy of the specific landlord/tenant law that states the tenant is responsible for keeping unit clean, etc.  

The seller gets the benefit of enjoying interest payments, which will give them more of a profit than a regular sale.

These are solid "Class C", which I define as no frills but clean, safe, and functional.  

Focus on the expenses and the cash flow based on actual data (or as close as you can get) and let all the other benefits of REI be icing on the cake.Wholesaling is a world unto itself, but for buy and holds, I always recommend that investors (esp new ones) focus on B/B+ areas where folks like nurses and teachers and skilled laborers work, places regular folks want to raise families etc.

They still rent like hot-cakes, because C tenants want "clean, safe, and functional." 

Can anyone recommend a reliable HVAC company to service (check out system) and possibly do duct cleaning?
