Is this more of an equity play?

Certain counties many have some info in reference to recorded mortgages online but first the op needs to know what he's looking at. 2ndly, please forward me the names of the attorneys that are handing out this info.

I'm sure I can go 70% downpayment and 30% surplus, but I want to play it safe.

Your primary state of residence and principal place of business comes into play with many states. 

You should be able to do this yourself through online access to local land records... using the instrument number or liber/folio of those docs.

You can ask her to have her doctor fill out your form that you provide, instead of possibly "the thingy" she got online for $25.

Hey I'm a Novice Wholesaler In Va  I have a lot of leads when it comes to properties but running dry when it comes to buyers, what can I do online to attract more buyers, Its like I'm sitting on deals here :( 

Your county does not have a great website with all the online tools they should have, so you may need to do it OLD school and call them or go down there!
