I'm looking for a HELOC and been going to different banks to find the best rate in New Mexico but they all seem around 7% for a 10yr and most is not fixed does anyone has a recommendation or suggestions it would be awesome. 

So under 200k and within 30 minutes of 33165.The only two places I can think of within 30 minutes of Tamiami/Westchester in that price range would have to be either Brownsville/Liberty City or Homestead/Florida City.

In the master agreement there are things like what constitutes a walk off from the job, if something fails city inspection, if work is done incorrectly or with poor craftsmanship, when and how ill pay and so forth.

I cant be the first person to think of this...In my city there is an owner occupant property tax exemption on the first $50,000.

You will find many cities restrict the number of unrelated persons living together.

One of the best ways to get good information is to call local General Contractors to ask for referrals or City Building Inspectors.
