If they say "it's to cover marketing" then I would argue they probably aren't professional and just charge it because they can.The leasing fee is charged per door, meaning you will pay it every time they place a tenant in one of your rentals.

You'll wind up paying for an appraisal, maybe 600 - 750, and then when it comes back the lender will tell you there's no deal, the ARV is too low or you paid 100k for it but the as-is came in only at 80k so that's the number they are willing to lend you on, in other words this deal just got 20K more capital intensive for you and maybe priced you out.

@Jordan D'Silva very difficult to anticipate/predict changes in national and local economies, politics, etc.Detroit has been on a 10 year run, that just seems to be getting better & better overall - but, there have been multiple potholes in the journey and there will be more.
