It's just a sad case of the greedy house flipper getting the cheapest labor possible, slapping a house together trying to make a quick buck without thinking about what they are truly doing.Just as you said a good GC can save you thousands, and I believe you are correct that a house with good craftsmanship will sell much faster.

Hopefully the labor and materials were broken out separate in the contract - If he's already purchased $25K in materials, have him give you the materials and receipts and reimburse him for the actual cost of the materials- So, basically, once he produces $25K in materials, give him $25K for those and then pro-rate the labor bid based on the amount of work he's already completed and give him that amount.

Contractor/labor guy moves in and does work, he stops paying in 3 months and claims he has been working on the house, You evict, he files a workmens lien, you end up in court or figure it out.
