The heating cost is much lower than forced air or individual units.If you are upgrading, I would definitely look at switching to natural gas.

Because of the pandemic I moved and am now working for a single family home builder in Northern Alabama (Hyde-Homes).Coming from an older city I have seen thousands of different building types, styles, heating, lighting, flooring ect.

This market is super heated in most areas of the country for a number of reasons so getting an offer accepted that works for an investment is tough.

With NoCo being a strong appreciating market and the possibility of inflation heating up getting in sooner would be a way to protect the money you do invest and get more for your money.In my opinion it is more important to buy right, getting a property below market value that cash flows even with PMI. 

You may also consider a different source of heat depending on the intent for the property and location.  

Lighting, probably not much, but heating/cooling and hot water?

One expert wrote it off as a cracked heat exchanger and quoted a whole new system.
