As for public county auctions, that is a whole new ball game as you do not get any warranty deed, instead you receive a certificate of title issued by the Clerk of Courts which essentially is a Quit Claim Deed.

Don't forget to mention that one will not earn certification, degree, license, or even credits nor can receive any form of actual educational assistance whatsoever (except through their own high rate financing) and that YOU receive 50% commission when you talk someone into parting with their money to watch videos OR that they will have to pay gigantic fees to attend their meetings.

The landlord/seller must provide the Buyer with a recent survey or a current plat; copies of liens, restrictive covenants, and easements; a Seller’s Disclosure of Property Condition; a disclosure for nonsubdivision properties stating utilities may not be available until the subdivision is recorded; tax certificates; a copy of the insurance policy showing the name of the insurer and insured along with a description of the insured property and the policy amount; a seven-day notice letter; and an annual accounting that includes amounts paid, amounts owed, payments remaining, taxes paid, and the amount paid for insurance premiums plus an accounting for any insurance proceeds.

In order to clean up any title issues, consider buying the tax certificate from the tax buyer and getting a tax deed rather than dealing with deeds, warranty or quit claim (perfectly fine to convey interests in property just without any warranties) and then redeeming the tax sale.

So if you bought the certificate last year and did not pay this years taxes, then those counties bundle your year old certificate with the new certificate and put it in the current year auction.
