Except for the Bigger Pocket's community...So I too desire to locate investors but I was told by a mentor that you have to play a game called hide and seek...or is that you seek and they will hide if you do not even have a property under contract.

In my opinion, there is just no excuse not to use tools that are free to you and friendly to your applicants.)Apartments.com does have this other listing two blocks away (I don’t know the area, so it may be less desirable than yours) becoming available on June 10: https://www.apartments.com/2-br-1-bath-house-2024-hill-avenue-middletown-oh/0wj61x3/ Unfortunately, it is bad competition: it’s a 2/1 SFR for $825/mo, allegedly “fully updated” inside.Incidental to the above apartments.com listing, I would contact the management company behind it to see if they could opine on your property, as @Bill Brandt suggested.

Be sure you understand the likely appraisal value for the property (often the appraisal value will limit your sales price, especially in moderate-income areas where FHA buyers don't have any cash to settle the difference--that's why they desire seller concessions, to reduce their total out-of-pocket down to 3.5% minimum).

The only situation where I would consider buying a property at that price with $30k gross rental income would be if it was severely mismanaged and I saw the opportunity to grow the gross rental up to at least $45k (preferably more) or if there is a feature/amenity that could be easily added increasing rental desirability and the ADR so the gross rental reached my goal.
