Hi @Chris Jargens,I'm not going to offer a direct answer to your question, but I'll offer some "bonus points" for that property: - Duplexes come with a rate bump and higher conventional loan down payment requirements. - SFRs w/ ADUs do not come with that rate bump or the higher conventional down payment requirement.

I'm thinking along the lines of a trial period where after a certain period of time I'd offer some kind of quarterly bonuses based on lack of turnover/rents paid on time ect ect.

To use income there has to be a 2 year history (for bonuses and OT as well) and assurances that the income will continue in the future.

Property has three units with two rented out for 600 and 500 a month.Property also had 13 storage units on it that rent for 45 each.My plan: Raise rents to 800 a month for two bed 1 bath units.Create a studio out a bonus area and charge 650/month.Use the garage as more storage and charge 150 a month for storage in thatRaise rents to $55/month in the 13 storage units.
