I look for groups that never compress cap rates on exit relative to entry, but also in today's market UW exit caps that align with market cap rates back in the early to mid-2010's, i.e. buying at a 3% today and underwriting a 3.5% on exit in Dallas is not conservative enough for me.

But if you find a deal that you can get for a 10% cap rate today, in suburban Dallas where rates are currently in the 3s for a lot of bigger product, you could probably get investors to buy into a 6% cap rate on exit and still look conservative.

My rental unit got hit with a 33% tax hike this year.  Looking through the county neighborhood data I noticed my property had the highest hike, about 7 others at about 24% +/-. The rest come in at 8-12% and even 2 @5%...

I've based my numbers around the standard ARV for the Dallas Market.Would someone be able to run these numbers for me to see what the margin is for any profit to be made, if I was to get the property under contract and wholesale to a buyer.ARV: $176,000Estimated Rehab: $42,500 (Heavy Rehab)MAO: $72,700This offer is based on the comps I've done of the surrounding area.
