Non-gambling spending (food and hotel occupancy) has been on the rise.  

Couldn't pay her bills, couldn't buy food, couldn't do anything.

Especially if you could cheaply serve some food as well perhaps.

sports betting has helped stabilize things but even a few years ago and during the height of negativity 2013-15 imo, hotel rooms occupancy was maxed out and great food and beverage numbers.

Maybe have a BBQ Party every couple of months.Invite people you know and those you have just met.On the buy day for the food, text them to see if they are going to be there or not.Don't talk business, just have fun.Just make sure everyone has a seat available in the shade--that Texas sun can get hot.Maybe get a couple of friends to be grill masters.Talk to your tax expert to see if you can deduct this (or not).Work at expanding the number of new people every BBQ and in a few years you will have a much bigger circle of friends.The trick is to invite people who share your passion for real estate vs just your buddies.You can make it a family invite where the can bring their kids, meaning an afternoon party vs an all night booze binge (remember this is business).https://www.youtube.com/watch?

Fleas, window screens trashed by cats, blinds trashed by dogs and cats, door frames chewed by dogs, carpet and lower walls saturated/sprayed by urine, carpet shredded by cat, wood window sills scratched by cats, edge of butcher block counters scratched by a large dog's paws as he liked to check out the food on the counter, oh, and the worse--cat up the chimney, damper wrecked!

Were the appraiser's breakfast foods yummy this morning, or kind of meh? 

Is the property management responsible for the replacement cost of all spoiled food considering the management knew of the problems with the troublesome circuit breakers, but they were only replacing them at the time of each individual failure?
