Get creative.

The high ceilings were for the summer heat , in Baltimore city the row homes had 10 ft first floor ceilings with windows close to the floor , the upstairs bedrooms were 7 to 8 ft .

If all the banks say no, there are other options: hard money, private money, creative financing, owner finance, Etc.

Get comps of about 3 houses with the same number of bedrooms and bathrooms as your potential house , make sure the square footage is within a few hundred feet of your property.

The best use of your time may not be painting a bedroom at 2 AM. :)

There is a main building with 5-6 bedrooms.

I'm renovating the entire first floor which has 2 bedrooms, brand new bathroom and brand new kitchen, the master bedroom is in the second floor and it's not bad so I'm leaving it alone.

I looked at an interesting but complicated fsbo, multi property yesterday and I'm considering an offer.It was built as a 6 unit with 2, 1/1's underground, with legal egress windows in the bedrooms.

I am in the position to pay cash for one property in this price range but realize that wouldn't allow my money to be working as hard as it could compared to leveraging the bank's/lender's money.The Question: To those creative and experienced out there, I feel there might be a solution to my goals in buying my first investment property in cash.

If you guys have any creative ways or better ideas on how to go about purchasing this property I would love to hear feedback.
