You could argue that there are NO building code issues since it would be just like storing a car, RV or boat plus the property technically does not own it.

I would argue that equities are no less messy, simply more distant.

If so and some of those scenarios happened, you should be able to walk away (this can get tricky if the seller argues that you didn't do your best effort to obtain financing).

Hey Jack, as an individual investor in a single piece of REI (some will argue, this is my opinion) it isn't necessary to have an LLC to purchase nor does it provide much other than an additional tax filing for you/your CPA to take care of.

One final caution, if you reach for the bill and they say "no I insist on paying" - never argue.
