All the plans are done and once grading and utilities are put in the city will approve the plans.

This can be in your accounting or PM software like quickbooks if you have it or just a letter you print and sign yourself with the date and put in the tenant file.

see if there are companies that will come in and put in them for you and run/operate those...that way you give them a positive for tenants but you dont necessarily have the difficulties/cost to run them...you will have to pay for water/sewer probably thoughapartment owners do this form time to time i know of

Ive put in offers on a few places but everyone wants too much.

I think it does make sense to put in the amount the employer will match at least .

@Jay no state icome tax is huge and with the S.A.L.T. caps they have put in place I can see why it is even better for you.

I feel like if you don't put in like you said mud could just be tracked into the property and cause more wear and tear inside.

I understand it is best to have as many units as I can to put in the property but I cannot finance that.
