If any complications or defaults arose, the client could recover from the lawyer because no other lawyer could defend the client lawyer's recommendation that the creative deal was sufficient, particularly in hindsight when the client has now suffered a loss and made a bar complaint.

You wont risk months of lost rent and could avoid the damages.  

However i think this is probably the peak value i can get from selling it , probably wont go much higher than this( i think). 

It just doesn't exist anymore, unless you want to buy a 400k loft that wont rent for more then $2500 tops.

I have contacted people their to be my Boots on the Ground team, I use various web sites to do my dudiligence on the properties to make sure it fits what the Investors wont and then let them know what I have under contract and see if they like it.
