Modulars often have soft spots on the floor because they use a VERY thin grade of plywood/chipboard on the floors (gotta keep it light for shipping ya know).

We would love to keep the house and rent it out instead of selling it after two years.

She could have bought a second home as a rental, but with interest rates at 5%-she'd make more money keeping her money in the bank and not have to deal with tenants, so that is what she did.

The "guy" in charge, was extremely concerned about the PRIVACY of the prospective tenants, wanting to keep as much info away from me as possible.

I will offer them a rebate of $ 500-600 per month during the construction.I want to keep them but at the same time I cannot offer what they asked.ANY SUGGESTIONS?   

I am considering whether to keep investing in similar rural areas with populations below 15,000 or to transition to purchasing properties in larger cities.

Some niches allow you to scale but you get negative momentum as you grow.My niche for the last few years has been small and medium-sized mobile home parks, I don't like RVs very much, I like to keep it simple.What other niches within the manufactured home space are you guys finding success?
