Once out of debt (I'm shooting for 9/2018) I want to then invest all my income into real estate and other financial vehicles possibly some flips or condo conversions outside of my buy and hold strategy.  

I had one prospective partner started to become a flake "would not even tell me the vehicle he was driving before and canceled the show up" I will not except direct request by a investor who is interested in properties in western Washington.

You might think about refinancing a vehicle.

I agree mid range apartments (1000 To 1400/ month) are going to be good investment vehicles over the next 20 years with more and more millenials wanting to rent after seeing their parents get annihilated in the crash.

Such as a corporations which Is my vehicle for investment.I could be wrong but thats what I found in my research.

Just remember, if you are looking for the most profitable and easier investment vehicle, you are going to be better off with a standard rental. 

Any insight on requirements, optimal ways to structure a fund vehicle or one-off JV, etc. would be greatly appreciated. 

Growth would no longer be necessary and all profits would be invested in a more passive vehicle.

Within the group, it was my job to interview potential speakers with viable investment vehicles and that was how I was introduced to the people with this charitable project.
