It has unique potential being an international boarder, a big part of it is an island, multiple express ways end here and big outside money lands in Port Huron before smaller areas surrounding Port Huron.

Your market/niche might not be the same as a landlord's.

I would then hold as my very first investment property.I never plan on Tax Deeds being my niche but this is a property that I've been interested in and my research has taken me there.  

@Adrian S. historically people liked to name the business after themselves and often with a some type of defining word of their industry or product niche:  Heweltt Packard, International Business Machines, Apple Computers, etc. 

There are unique ways to frame the following 4 with different titles but at the core this is what you have available. 1.

I did understand that this range is pretty wide, but because of the fact that the property was pretty unique, I was comfortable with this spread.
