STRs tend to suffer during downturns and this will be compounded by the avoidance of non-essential travel by many Americans.

I'm very confident that I could handle the outcome if I got the deal, but I'm having trouble thinking that anyone would invest with me being newer and given it's on the larger side of most deals since the acquisition price is around $1.9M.Any input on this would be much appreciated, thank you in advance.  

@Claire Rosenberg working with wholesalers is fine, but you will have to be pretty confident to grab some of the deals they have.

Build your reputation and confidence and move from there.

Just trying to hone my eye and numbers so that I can truly feel confident when I decide to actually go for that first investment property.

I'm fortunate enough to have a job that I can work from home for now; however, after the pandemic I will be traveling Monday-Thursday (Consulting Job) so I am expecting to use a property management company down the road.My goal is to have the most CF positive (+1k CF preferred) and tenant proof house in the neighborhood.

@Ray Johnson Definitely, would go out there once under contract and travel restrictions have been lifted. 

How confident are you on your rehab cost estimate as this is really what is going to make or break you.

I still don't understand what I'm doing really but I'm feeling a bit more confident. 

If you are able I'd highly suggest traveling to the city you decide to go with.
