I have Property just outside Nashville Tennessee and am currently in the process of buying 3 properties in Charlotte NC.

I've read a few articles describing the benefit of using a 3rd party like "cozy.com" to collect rents from tenants...one benefit being my routing and account number aren't given to tenants for direct deposit which can evidently lead to issues down the road...however, the main benefit being that a tenant can stall an eviction by direct depositing a portion of the rent owed into my account, thereby, nullifying the eviction process and having to start over since I "accepted" partial payment. 

I am in the process of purchasing my first rental and I would like to work with an experienced property manager in Kissimmee or Orlando area.

We are in the process of closing on a duplex in St Pete. 

I've read a number of articles on the bidding process but I still have some questions as to procedures.

One of the things that should also be noted is that millenials tend to favor public transportation, ridesharing, & cycling to get to their destination.

So I will look for one in my area next and see if I can meet them and learn how it really works, the process and paperwork. 

In the process of potentially buying my first BRRRR property which has oil heat.

We have started to systemize our process on how to obtain our leads.  

That does usually mean you'd have to share profits but it is a great way to learn the process from those who have been around the block so to speak.
