Company installed this French drain system to quell a water problem that had an opened raised plastic piece that went all the way around the perimeter that extended from under the slab up about 4'-6" along the wall that even had drilled weep holes at the bottom of the block that was designed to allow water that may seep down the wall to go behind this piece then into the pipe surround under the slab they installed then into the sump hole then when enough water accumulated the pump would turn on and discharge the H2O outside.

Yea, I think I'm gonna focus on the surrounding areas for what I wanna do.

I tend to think a single-family in an area of mostly apartments would be harder to rent than an SFR surrounded by other SFRs.

The surrounding areas are rough.  

I'm ok with that depending on the circumstances surrounding their FC/SS.If I only took high income high credit tenants with no dings I'd have a very limited pool of tenants to choose from.

Also, $/sf don't work if the property is larger than the surrounding homes/comps.

I would suggest anyone considering this get very familiar with the laws surrounding seller financing, both at the state and the federal level.

Looks like it requires a new toilet, new bathtub or surround, prob want to redo the flooring and has a vanity/sink already.
