Hello BP,What kind of loan would a lender offer someone if they didn't have a primary residence or primary mortgage (say for instance they rent or live in a house that has an "in-law" suite) but they want to purchase a STR property with the purposes on making income and staying there a couple of times per year?

As Nathan said the likelihood a suit exceeding your general liability is rare but I still have an umbrella since it is 300/year and it makes me feel safer.

I agree with @James Carlson that the part of town that will be best suited for the style of home you are looking for is likely in Northglenn, but I'd also add in southern/western Aurora - which would be much better for both of y'alls commutes.
