My favorite saying is " its better to keep your mouth shut and have people think your a fool, than to open it and prove them right".

A group of other Autistic adults, along with myself, are working out a program[ among others, it's more a holistic approach] where Autistics can create their artwork [jewelry, paintings, etc.] and our groups will be helping with the marketing, etc. so that people can make a sustainable income from their work.Including other, non[Autistic individuals would be awesome combined with your suggestion could prove to be no less than a miracle for tens or hundreds of thousands of "uniquely wired" individuals. 

But I still think that would be tough road to hoe if you need to prove that they should be liable for failure to disclose an issue.After all, you wouldn't have to disclose a leak roof if you had paid someone to fix the roof.

Good intentions are very hard to prove when there is evidence to the contrary stemming from the not knowing or lack of awareness.      

@Brie Schmidt   correction  I know you already started your empire congrats on expanding it.I just wanted to illustrate how important it is to have the three C's if your going to succeed and build a portfolio using the best rates and terms.. you Need Character ( banks look at this these days don't think they don't) Credit ( obvious and you need stellar credit ( walk from bank loan and your toast) and Capacity ( need to prove that you Actually make money in the industry have reserves and can weather some storms which we all know every day is not sunny).

Abandonment can be tricky because most of the time they leave something behind so it's a bit hard to prove they weren't planning on returning and paying rent. 

I dabbled in RE for about ten years before I began studying what RE really was all about, looking back I can tell folks they don't have a clue by trying to do strategies or some niche type deal.

Started educating myself on real estate investing, and started focusing my attention on the wholesaling niche, i took action after months of study, and just got my first two properties under contract currently looking for buyers in the Muskegon area!

I'd start by studying what's on the market on MLS.
