Hello BP,Short and sweet, There is an opportunity in my area for this type of development and I'm looking for some advice on how to structure a deal for turning raw land into town homes.

I’m looking for a partner that has the knowledge and know how to structure the deal and gain a new ready to grow investor under their wing.

You'll meet experienced lenders who will be able to see if you're serious, who'll know how to structure a loan, and who may already be familiar with the area you're looking to borrow for.

If you keep the design simple and know how to size your structure correctly then you dont need a structural engineer either.

As an investor, how do you structure seller financing? 

Not super old, it will have some things wrong with it but the structure and plumbing should still have a lot of life left in them.

What I am looking for is a structure (not a doublewide trailer) which would be assembled prior to delivery, placed on a prepoured foundation, and then hooked up to utilities with a minimal amount of on-site work needed to be done prior to occupancy.  

The problem is, in a partial loss they policy would only pay on the depreciated amount reducing your claim payment.Replacement Cost is the cost, in today's dollars, to rebuild the structure with the same kind and quality.
