I do stay away from the new construction due to the constant delays and I tend to stay with something that is making money.

The ideal property would have a value add component (big surprise I’m sure!).

I think it would take pretty strong ecenomic shock felt globally to see it roll out otherwise.I also wouldnt be surprised if there was some relief provided in the mortgage stress rules.

Even multi family is considered commercial, with any commercial component, I’m surprised to hear that a residential lender would lend, though, again, not sure what you are referring to when you classify the loan as “residential”?

Exactly 0 of the old tenants stay.

Buying another property in the area you are describing right now is going to take a  lot of work to find just to make $10.00 I would stay where you are. 

Needless to say I've been bringing myself up to speed on the new laws and surprised at how many people are breaking the law without even realizing it.
