I blame myself on not being specific.

I know this question has been asked before, but I'm hoping to get specifics on how I can compare numbers between 1.) purchasing a primary residence VS 2.) saving for my next buy & hold investment.Background:  I live near the beach in Los Angeles.

Specifically with FTP files in the Broward County area ( South Florida ) regarding Official Records of Real Estate transactions.  

Or is that maybe a Florida or your county specific kind of thing?

I trust most active landlords have heard of the April 4, 2016 "Office of General Counsel Guidance on Application of Fair Housing Act Standards to the Use of Criminal Records by Providers of Housing and Real Estate-Related Transactions" For those of you who have read the guidance, what "policies and practices" have you put in place for specific prior criminal behavior?

Every morning I wake up and the first thing I do is open my web and begin researching things about real estate.

Rentometer is telling me I'm on the low end of the bell curve but I don't know how much to trust that web site.

Is it because you've heard it's a good thing to do or because you have a specific reason?

To be more specific, this is NOT a new construction, super nice, $2000/month property like we have popping up on EVERY corner in DFW.
