I'm talking start to finishAppraisal, underwriters, inspection, title search, etc...From a real bank for conventional loan.Hard/private money is faster which could be more likely for you a flipper...BUT if you're selling to FHA or similar it's going to be closer to 60 days to close on the buyer side...

Two months ago I saw most homes were sold first weekend in San Mateo, CA similar ones is still on the market.

If not, how much time do I have to secure a private lender/mortgage after I make an offer? 

I am very new to REI but as far as I've found out the only possible way to make that happen is with a true private lender.

This is also a small private college town, so there’s no shortage of tenants now or in the foreseeable future.

I know this post is a little outdated and the property has been sold, but I wanted to add.I went to see a fourplex on that specific street a few years ago (I think it was for sale for around $120k-$150k), it seems like a VERY HIGH CRIME area.

Private lending?

Also the yard was being used as parking space...some tenants are ok with that, many are not (then it would be on street parking only if we changed it...some want the private parking space...depends on tenant).

It may not be for everyone, but I sold most of my flips by myself and feel I could do so for others with my license.My vote is get it, assuming MA license works in CT.
