Embrace some new technology and don't inconvenience your tenants by making them drive to your bank to pay you rent. 

I do this in my Sailboat Bend rentals where the renters are mostly younger professionals and most have smart phones and know what to do with it. 

When I asked one of the guys if there was going to be more meat in the content the next day, the guy's response was that not everyone in the room was as smart as me.

If they are smart they pay me first.
