With the help of family and friends I was able to do much of the work myself (and learn a ton along the way.)That experience sparked my interest in real estate investing.After building some equity in my initial foreclosure purchase, I bought a single family home within walking distance of a local university near my hometown.

As I mentioned in other posts, these will be the last single family properties I pursue as I'd like to keep my focus on multi-family.Joseph

When rehabbing single-family homes.

There are lots of mobile home park veterans here on the forum.As investors we look at mobile home parks as a business, and the offers that we make on them is based on the value of that business, which is much different than the value of single family homes.  

My husband and I are brand new to REI and we're looking for our first single family rental property in the Cedar Rapids, Iowa area.

I just saw a Single Family property in my town with a For Sale By Owner sign on the yard.

Now I am finally at a point where I have the resources to purchase a home but am wondering given everyone's experiences, investing in real estate, what would you advise to a first time home buyer, a single family, 2, 3  or 4.  

I'm basically just asking what to expect as far as how much can I ball bark a build out per sq ft of a single unit.

@Shay Reynolds  Current zoning for this property is SF-2 (single family, i.e.,  only 1 unit is allowed on the lot).  

I have a full time job working for an Engineered Wood Products Company as a Safety Manager.
