No police report.A side note is I discovered these tenants had 3 unauthorized dogs in the house a few weeks ago and served them notice of lease violation.

Legalities aside.. as you know is it legal or not legal to assign contracts in FLA is hotly debated.but I was just at a RE conference it was a private invitation only mastermind thing.and there were some of the top wholesalers in the country there.. some that are even on this site.one thing that was evident to me though to be successful at this.requires1.

I have professional experience in construction and a ton of residential renovation contacts in the area, so I believe I have a leg-up on the rehab side. 

The market is really hot here but there will always be opportunities.

Sac has been hot market of people fleeing the bay area for a while now.

I live in the greater Tampa Bay Area, which appears to be a hot market overall and no signs of slowing down.

Flood insurance costs....I would really appreciate any advice on the vacation rental side, I have no experience doing this yet, and I am not sure it is something we would really want to get into or not.
