When I was sending out 1 mail piece to preforeclosure owners in Missouri, I got an average of 14% call from my only 1 letter.

And I'd just like to say that if your direct mail pieces are anything like your post titles, you will go very far in REI!

And there's not one piece that would do it all.

If you could give one piece of advice to a new house flipper, what would it be?

Outside of the piece of collateral, which who knows what condition it will be in after renters, what other security does the lender have in any of this? 

I sent out a DM piece a few months back, not really expecting to get much of a response. 

Might prolong some of these issues by having a lead lender that actually has affiliate lenders to take a piece of a large loan reducing risks for all the lenders, but the lone home investor, well, you'll hit a wall. 

Fact is as much as people want prices to crater, they also want a piece of the SF RE and life action!!

I assume that means you have connections that would let you complete this deal which is the final piece.
