Roberto,Most people use their LLC’s to separate their government name from their business for tax reasons and liability.

The property has an office that is currently attached to the 2 bedroom 2 bathroom unit that can easily be "walled off" so I plan to separate it (drywall) as a stand alone office.  

Can I separate the bills for water and sewer so we both pay our own bills?

@Boris Le my accountant and lawyer are in agreement that each property should be purchased in a different llc to separate the assets (from a liability perspective).
