I've seen condos range in price by hundreds of thousands of dollars simply because of a view.

Use better more stylish finishes, subtle but attractive paints, attractive laminate floors (I've see some really ugly ones and they RUIN the look of a house).

Most of these were businesses.The startup is not very much as you can buy a couple buffer machines for a couple thousand dollars.

Jon's reply is full of wisdom and great advice.His points are spot on about your experience, realistic LTVs that are out there, and associated costs.The number one issue will be the low occupancy, the second will be your lack of experience, and the third may be the cash to close this deal.You could be looking at hundreds of thousands to close this deal.

I have borrowed hundreds of thousands (per transaction) on many occasions from strangers as well as family and personal contacts.

There are so many other options.1. follow successful people, and copy them.2. thousands of books to select from3. re clubs etc4. free advice on hundreds of websites-some good and some not I went to a meeting tonite that a very knowldegeable mobile home guy wanted to sell 2 different 3 day seminars for 5K each!

And in there, guess what - they tell you only enough to get you to buy their mentorship program for tens of thousands of dollars.
