Any advice greatly appreciatedHi Jaime,Unfortunately it is going to be extremely difficult to get started in Tremont or Gordon Square (the true Gordon Square area, not the outskirts) with only 20k. 

With the time change between Virginia and Hawaii, managing a property will be extremely difficult and may cost you money in the long term with tenants, etc.....This is not the same as managing long term between Virginia and Cleveland with a one hour time change.My opinion of course.  

Brokerage if you have 6 months of reserves can be extremely rewarding.

I negotiate really well when buying, getting the best rates from lenders then contractors,  selling myself and my business to investors, and finally "selling" my properties to renters for extremely high rates.

Some of it is extremely highly priced but you can avoid those areas.  

Currently I'm pressing my real estate agent to get a receipt for the $200 repair, but the seller's agent has been extremely slow to respond and seemingly not to care about this closing.  

@Ismael Souley For an out of state investor who is looking for under $75k multi unit properties in C areas, I advise extreme caution.

@Ryan Fox, we just closed on our first property investment with GC Realty last week and the whole process went extremely well and fast (faster than my attorney thought was possible).Granted, I don't have a long-term report yet, but the sales and purchase process went smoothly.  

Especially if the MFR is 3-4 units...meaning $100k is an extremely cheap MFR.
