Suburban office is definitely looking better than downtown currently.Our LLC has a two-story suburban office asset with spaces in the 650 - 1300 sq foot range in the Upstate of SC, and it has held firm throughout COVID with three tenants renewing over the past 10 months with no missed rents.

Also Hotpads and Rently sometimes contain listings not mentioned elsewhere, so it's always good to cross reference multiple sites.I'd also mention (when you are leasing or renewing your rentals) not to be afraid of challenging your PMs numbers if you feel confident in doing so.

The investors trying to make their first million often do not understand this as they are at a different point in their life and investing journey.If I am worth 20 million I can take 10 million cash and buy larger properties for better cap rate and usually achieve 6% or better cash on cash and with mortgage paydown hit double digit annual returns and do nothing but collect a check.As for someone not renewing after 25 years then great if rents are below market upside for me and land likely worth a ton more than 25 years ago and traffic counts much higher.

My props are in NY, and according to NYS rules, you cannot deny housing for people currently in treatment or who are "recovering addicts"- it's technically a protected class in my state.If you do not want to renew leases you may want to see if there is anything else you can get them on, but you do need to tread somewhat lightly with drugs.

Licenses have to be renewed every 2 years so if you leave CA after 2 years you could just go inactive if you do get licensed there first.
