The fact that I'm not familiar with Indianapolis reminded me of my first week in Brazil trying to ask where to find McDonalds... we're all humans but I don't know if I'm hearing português or some type of midwestern dialect.

I would never recommend paying to anybody before the court, because if you pay once, you will be asked to be paid again and again.We tell tenants  that want to sue us to contact our attorney and remind them that if they loose the case we counter sue them for legal fees.

My new policy is that any payment made after the 1st must be made with cash at TD Bank.Erentpayment also has email reminders that can be sent to the tenants; reminders to pay, reminders the rent is late, and what I like best is that I get an email notification when a tenant pays.

Hey AJ, just a friendly reminder to shop around as you receive recommendations, finding a good PM is like finding a good partner.

A lot of these comments here remind me of 2008-2009 when guys like Barney Frank said people should be able to buy their own homes even if they don't have any money - That worked out well.

I remind them that I own a house and I don't get a break in my mortgage payment when the fridge breaks or the shower has to be renovated. 

LOL.. reminds me of the guy working for Kramer in Kraamerica... :)talk about starting at the bottom.. this is one thing I see on BP where people that are new think they are being mentored when they are being used and abused and really not learning diddly about a real estate career... bandit signs not withstanding..

I reminded them that market rents were $1300, but my partner and I were thinking in the $1000 to $1100 range for them.
