I do this pretty regularly in other markets. 

I, personally, don't know why they don't just make flood and other disasters simply a required part of all regular homeowners insurance for any insurance company wanting to do business in the US.  

As I write this El Nino is doing his best to wash us out of the Santa Cruz Mountains.

In town, it's small-town, 1 grocery store, car wash, a new post office, nice school and some old time buildings.. but now the millennials are buying homes there, and making the drive to the airport, Learjet and even Koch Industries, just for that oasis of home at night.There are other places.. within the city, that should never be left out.. but hopefully this gives you a long-winded overview of our area. 

I am just down the road from you in Portland but travel up I5 to Tacoma/Seattle regularly.

Use it regularly and pay it off every month.If your current rental properties are lien free, then get them moved over to the LLC ASAP!
