The higher priced rentals come, in my opinion, with less drama, and more of those who are self sufficient in most matters in life.  

Windows of sufficient opening size may by a form of egress in most residences less than 3 storys above ground level.

@Sheldon AlexI've never contact a FSBO ad on CL, but you should always run the comps first so you're not wasting the owner's or or your own time.If the ad doesn't have sufficient pictures, you can look out for keywords in the ad such as: handyman special, fixer-upper, motivated seller, needs work, needs TLC, investor special, etc.You can ask them why they are looking to sell, how long have they lived there, is there a mortgage, any liens or judgments, how quickly they are looking to sell and so on.

Speed is definitely the name of the game in BRRRR - always important on rehabs not to "over-renovate" as if an amount is sufficient to rent out and refinance, then no need to do more

@Amy Z You will probably find that a commercial lender would work with you on it as long as it cashflows greatly and you have sufficient networth to work with them.
