@Aaron GomezRegarding taking a 401k loan here are some considerations: You would have to confirm that your 401k plan allows for a 401k participant loan (and that you have not had an outstanding loan in the last 12 months).If yes, you can borrow up to 50% of the balance not to exceed $50,000.The repayment terms are equal monthly/quarterly payments (as you prefer) of principal and interest (e.g. prime + 1%) spread over a 5 year term (or longer if you will use the loan to purchase your primary residence).

Instead I would look at cap rate.Just curious, is the 250/mo payment youre calculating on your heloc interest only or paying back the principal and interest?

I don’t see the sense of one of the partners almost completely expending his personal HELOC while all 3 of the partners are on the hook to make his payments of principal and interest while operating on the assumption that the house could appraise much higher in a short period of time by doing what may amount to putting lipstick on a pig.
