There are the post-closing cleanup, maintenance, and repair issues, as well as on-going problems after the tenant moves in and you receive a “punch list” of whatever else is needed.

@Eric KajkaTHanks for the post   1) your FIL  will have  approx 2-3%  of selling expenses  assuming there are no realtors involved ..assuming 600K sales price  and existing loan amount  he will likely  net   a bit under the  400K  needed for AZ house ...he  will also likely have  some  costs  involved  with moving and buying the  AZ home .   

I already have a software development team chosen and will start production very soon.

Clearly, since I'm posting in this forum, I see how good investing in MHP's can be if done with diligence and thoughtfulness.

Another thing is that it appears that you are limited to 90 days max as a STR.Here is the site that talks about running a STR in Rocklin - EDIT - Still having trouble posting links.
