I've had clients in similar boats or relocating for a short period to somewhere, where they don't think it's beneficial to pick up a property where they currently are.

If you're going to pick one, pick agent.

Don't step over dollars to pick up pennies.

While some properties can be picked up at good prices, turns out in certain areas the proliferation of newer nearby strip malls, more attractive, spacious, copious parking was too competitive.

They can see this on the title transfer, now while lately they have been turning a blind eye to this you bet when these foreclosures start to pick up like they are and banks start tightening their lending again they will start to call those loans in.

Once you have a market and strategy picked out, the real fun begins. 

If I could buy my rentals for 5% I'd be picking them up at a monthly rate.
