Added new flooring (LPV) in entire home, redid both bathrooms, need to complete redo plumbing for the entire home, moved the location of front door to add curb appeal added a blacktop driveway and new appliances in the kitchen.

Newly painted cabinets can easily lighten up the entire appeal of the unit and this also helps you attract better tenants, that potentially want a newer looking unit.

If you have a small rehab budget spend your money on paint, granite counters, improving curb appeal, kitchen upgrades, new vinyl or tile floors, and bathroom upgrades to get quick visual improvements.

Corian is nice because you can sand out scratches, but I’ve found it to be more expensive than granite and does not have the same appeal to tenants.

@Ararat Vardanyan I purchased this duplex in 2016 back when the market started coming up in northeast area, I try to concentrate on zip codes 19114,19152, 19154 since you still can get a decent deal here and good, qualified tenants.Location is close to 95, Roosevelt, Turnpike, local strip malls which is appealing to renters, and no problems with parking. 

I did appeal my taxes through the usual firm that I have used, but the results were not great. 

The more hoops to jump through to find the owners and their assets, the less appealing it is.

Wash the exterior siding and the roof, fresh paint, good realtor with professional photographer, clean up landscaping, fresh mulch...Clean as can be inside, wipe baseboards, clean blinds, etc. 

Sqft is a little harder to alternate (i guess adding a bed or bath) but for example amenities and appeal are easy to benchmark.

I can see the appeal of getting cash with lower investment but at what cost?!
