People and pets dont scratch or at least scratches are imperceptible, dragging heavy furniture with a brad or a piece of gravel under one foot scratches.

Keep an eye on what is rare in the market are 10+ people houses rare, are pets rare etc etc and target adding those amenities.

For example, your ad says no pets and you see people with a lot of pics of their pets contacting you...So for now, I will go with Facebook marketplace.

Usually, a remind a tenant of the written agreement and ask the tenant how they plan to get back into compliance.  80% of the time they offer prompt correction, the rest of the time we work out something (temp fee for additional car, add someone or a pet to lease at a cost, change to property etc) that brings the tenant into compliance eventually and works for us both.Final note, -I'm comfortable in court, not adverse to litigation, and can file most any landlord tenant action myself.

“I have read that you cannot charge points.I have heard that no license is needed …” Many of the comments you read on this board, @Michael Gardner, are by those who have never lend a dime in their life, and certainly not their own money, yet they parrot what they’ve read from other threads until it becomes “truth.”

Most tenants who have dogs (I say most because there are some that do not fall into this category) do not take care of the property as if it were their own and when you add a pet dog (or dogs) in that equation things are dirtier because of the dog feces and urine, the dog tearing things up (scratching doors and walls) and the annoyance of leaving the dog alone and it barking constantly affecting the neighbors (this is more of an issue with apartments not houses).
